Essential home maintenance risks you might be forgetting

Keeping up regular maintenance not only helps your property hold value, but it also maintains safety in the home. Some maintenance tasks are much more important than many homeowners realize, and yet they are regularly overlooked until it is too late and the result can be damage or injury. Here are a few of the most important home maintenance tasks that are regularly overlooked by homeowners.

Clean dryer vent

Did you know that you should be cleaning your dryer vent at least twice a year? Many people forget this important little chore for a few years at a time, and this can be a fire hazard. Remind yourself to clean the lint and debris from your vent. You can have a professional do this for you, or choose to do it yourself. As with any home maintenance chore, make sure you take the proper safety precautions before doing it yourself. Disconnect the dryer from the electric and/or gas before you open anything up or begin cleaning.

Service your HVAC once a year

The heating and cooling system in your home is very important to your comfort, and very expensive to replace. By having regular maintenance done on this appliance you can extend its life and prevent an inconvenient, pricey breakdown. Have an HVAC specialist come out to your home once a year to inspect, service, and clean your unit.

Have your fireplaces checked once a year

If your home has a fireplace, it needs to be inspected and cleaned at least once a year. When you use your fireplace it can develop a buildup that can become dangerous if not cleaned. It is possible to clean your own fireplace, but it may be easier to hire the services of a professional. Do whatever is comfortable for your family and budget, just make sure that your fireplace isn't being neglected.

Clean your gutters twice a year

Gutters tend to collect plenty of debris year round as the seasons change. If you let it build up then it could cause damage to your gutters and roof. You can get on a ladder yourself or bring in a professional, but make sure your gutters are cleared at least twice a year. They may need it more often if your home is very close to trees.

Flush hot water heater once a year

Your hot water heater is an oft-forgotten appliance that needs attention if you want to keep it in good repair. Flushing the tank once a year prevents a buildup of sediment and keeps everything clean. This is another chore you can either do yourself or hire a professional for. Just make sure that if you're doing it alone you take proper safety precautions.
